Sanford News – Building Permits Increase

Follow the link regarding an article in the Sanford Herald on 2016 building permits.  According to Market Edge trend report, quarterly residential and commercial building permits have increased from 2015.

The report states there were 94 new building permits in 2016, an increase from 74 in 2015.  On the commercial side, 59 permits where issues in 2015 with an increase to 111 in 2016.

Comment from Mayor Chet Mann – “No one in the Triangle Region counties that we are compared with came anywhere close to the percentage growth that we had and are having.”

NCDOT Public Meeting – U.S. 401 (Raeford Road) from Hoke Loop Road

NCDOT Meeting: Proposed improvement along U.S. 401 (Raeford Road) from Hoke Loop Road (S.R. 1593) to Cliffdale Road.

Date: November 29th from 5:00 – 7:00

Location: Calvary Chapel of Fayetteville (9610 Cliffdale Road)

Project Details: (from memo) – This project is to improve safety of the corridor in order to reduce vehicular crashes. Numerous rear-end crashes and long delays have occurred on Hoke Loop road due to the lack of right turn lanes. This project will construct three left-overs on U.S. 401 and a right turn lane on Hoke Loop Road.

 

 

Cumberland County Revaluation to begin January, 2017

Cumberland County Board of Commissioners will hold a public hearing November 21 regarding the revaluation of property in the area.  Homeowners will know in January whether their property has increased or decreased in value.

Background:  County appraisers have already been working the past two years on property values in the Cumberland County region.  Based on these value, the commissioenrs will set the property tax rate.

Hurricane Matthew victims with severe property damage can request an appeal if the decision is not agreeable to the property owner.  To schedule an appeal with the tax administror call the county tax office @ 910-678-7507.

Revaluation notices will be mailed on January 20, 2017.

FAYETTEVILLE – Cumberland County Tax Administrator Joe Utley presented the Schedules, Standards and Rules to be used in the 2017 revaluation of real property to the Board of Commissioners this morning

A copy of the manual, generally referred to as the Schedule of Values, is available online at co.cumberland.nc.us/tax/revaluation.aspx and in the Tax Administrator’s office, Room 570, in the Courthouse at 117 Dick Street.

The Board of Commissioners will hold a public hearing on the proposed Schedules, Standards and Rules, which outline the revaluation processes and formulas, on Nov. 21 at 6:45 p.m. in Room 118 of the Courthouse.

Revaluation notices are scheduled to be mailed on Jan. 20, 2017. Property owners will have 30 days to informally appeal to the tax office. The formal appeals process to the Board of Equalization and Review will begin on Feb. 20 and continue for approximately 3 months.

Storm Damage

The 2017 Notice of Value may not reflect adjustments for properties that suffered loss or damage as a result of the Hurricane Matthew. The County was too far along in the almost two-year revaluation process to adjust the timeline because of the storm.

Property loss and damage as a result of Hurricane Matthew will be taken into account during the appeal period, and a second notice will be mailed to owners that will reflect property damage not repaired by Jan. 1.

Tax Administration is reaching out to property owners and preparing to review damaged property for reappraisal in January. If property is not fully repaired by Jan. 1, property owners should contact the Tax Office at 910-678-7507 to report losses.

Because damage caused by the hurricane occurred after Jan. 1, 2016, no adjustment can be made to 2016 real property tax bills, per N.C. General Statute. Residents who are experiencing difficulties paying their taxes are advised to contact Tax Administration to set up extended payment arrangements for their tax bills.
